We at Valley Custom Homes are able to assist you with each of these items. We work with you, our client, to find a floor plan that meets your needs and your budget. We have several floor plans for you to view and we can make necessary changes to these plans to meet your needs. We can also customize a floor plan for you as well. Our sales representative can explain the building process to you and work with you to include all the features you are looking for in your new home.

I have been thinking of making a home purchase and have worked with several real estate agents in the area. All of the homes I look at are either way out of my price range or need so much work. How would purchasing a home from you be different?
Purchasing a new home from Valley Custom Homes will give you the opportunity to control your budget. When selecting a home and land, your choices will be reflected in the total cost. Careful selection of custom features and options will allow you to control the price of your home. Those choices are yours to make. Remember, an older home could also have hidden repair costs that would substantially alter your budget. My land is almost paid for. Do I have to wait until I pay off the land to put a home on it?
No. Your land payoff can be incorporated into the financing of your home.

I have my land paid for and am ready to buy a home. What do I do next?
That's easy. Stop in at Valley Custom Homes and speak to our sales representative about the homes that are of particular interest to you. Valley Custom Homes can handle the rest, including pricing your home with the features and options you desire, completing an evaluation of the home site, putting together a finance package that will incorporate the land improvements necessary (well, septic, driveway, etc.) and arrange for the financing of your purchase.

Do I need a down payment in order to purchase a home?
There is no standard answer for this question. Everyone has different circumstances involved in their ability to purchase a home. Past credit history, income, present debt responsibilities, job time, and many other factors will influence where your loan is established and what the conditions of the loan will be. There are several lending institutions that do offer no money down loans and will even finance the closing costs on a land/home purchase. What is construction funding?
Construction funding is funding used for a land/home purchase when the land has not yet been developed. A lender will incorporate an additional fee into your loan in order to cover the cost of dispersing funds as the project progresses. At several stages of construction, monies are drawn from your loan to pay for the work that has been completed. At the completion of the construction, your loan is rolled over into a traditional home mortgage. You may also provide for construction funding through a separate loan. If your lender does not offer construction funding, Valley Custom Homes has the ability to incorporate construction funding into your home purchase from the start. How long does it take to find out if my loan request has been approved?
Many times, once the total purchase price has been established and the request is submitted, the Valley Custom Homes finance department can have an answer from a lender in a day or two.

How long does it take to have a home delivered after it is ordered?
Four to six weeks is a typical time frame for building and shipping the home. It is important to remember that there are several factors that also affect this time frame. The time of year, preparation of the site, and weather play a part in the delivery of your home.

What do I do about permits?
The customer is usually responsible for permits, however your sales representative at Valley Custom Homes will supply all of the necessary documents and walk you through the process of purchasing permits for your new home.
